The Buying Process in 10 Steps!

 

1. Get Prequalified - Meet with your loan officer & start the prequalification process.  You will need previous year's tax returns, check stubs, financial documentation etc.  If you would like some recommendations for local lenders, feel free to call 903-948-3343 or email us.

2.  Begin property search - You can either search yourself on our website or your agent can search available properties for you. (Or a combination of both!)  Begin Searching HERE!

3. View Homes - Send your shortlist of interesting properties to your agent, and schedule a day to tour properties. Always be candid with your agent. It will help her to find your dream home!

4. Prepare the Offer -  Discuss with your agent regarding your offer.  Your agent will write the contract and go over it with you.  Negotiations will proceed until both buyer and seller agree to terms and sign all documents.

5. Earnest Money & Option Fee are paid. (Your agent will tell you who to write the checks to, amounts, etc)

6. Make your loan application - Submit a copy of sales contract and final loan application to your loan officer. (Your agent will do this for you, since you have already been preapproved via Step #1!)

7. Inspect the property - Select an inspector and arrange for inspections during the option period. (Your agent can help suggest inspectors)

8.  Appraisal & Survey - arrangements for the property appraisal and survey are made (if needed).  You will receive a copy of the Title Commitment letter for your new home.

9.  Homeowner's Insurance - Now is the time to get your homeowner's insurance in place for closing.  Your agent can also help with this, if you need suggestions.

10. Closing Day - You will receive a copy of the HUD-1 Closing statement prior to closing and schedule a final walk-thru of the house. Your agent will help to arrange a convenient closing time.
