Preparing your home for sale!

 

 

Almost every property needs some work before going to market.

The point of preparing your home is to make it show at its best and make it look as close to move in condition as possible. Just remember, the more you do, the faster your home will sell! Here are some guidelines that every seller should consider:

 

CURB APPEAL

  • Cleanout window wells

  • Paint any peeling trim

  • Add flowering plants for a color accent

  • Sweep sidewalks/ walkways

  • Neatly store barrels, tools and toys

  • Reattach any loose gutters or downspouts

  • Mow the lawn, rake the leaves, trim the hedges

  • Repair any loose stones in walkways or boards on porches

  • Remove any personal effects or yard art

  • Pick up all pet waste

  • Stage the patio or deck—Remove unnecessary furniture, hoses, sprinklers, etc. Make it “patio party ready”

  • Shine the front doorknob, make sure door and porch are clean, replace “welcome” mat if needed.

 

CLEAR THE CLUTTER

  • Move or remove furniture for easy passage through the house

  • Pack away any piles of items on top of tables, bookcases, mantles

  • Remove breakables and valuables to prevent loss or damage

  • Cleanout closets, shelves, to create a sense of excess storage

  • Clear off the kitchen counters-pack away extra appliances etc.

  • Tidy and organize storage areas such as the attic and garage

 

CLEAN AND BRIGHT

  • Consider hiring a professional cleaner for the house and the windows

  • Pay special attention to kitchens and baths. 

  • Clean carpets to freshen and remove stains

  • Pay attention to odors from pets or food

  • Open shades, curtains and blinds to let the light in

  • Make sure all the light bulbs in the house are working—get the highest wattage possible for each fixture.

 

SMALL UPDATES MATTER

  • Updating baths with new fixtures, mirrors or lights is helpful

  • Repair any leaky faucets or missing tiles, touch up chipped paint

  • Repair any broken windows, screens or doors

  • Add a new slip covers, throw rugs or tablecloths to brighten worn areas

  • Paint old kitchen cabinets, replace old hardware or counter tops

  • Paint interior spaces to freshen walls, update or brighten dark spaces--always use a neutral color.
